## Financial Structure

The Mather has two financial components:

**Entrance Fee:** A one-time fee, 90% of which is refundable to the resident or their estate. The refund is guaranteed within a maximum of 180 days after move-out. Entrance fees start at $727,300 and go up to $5+ million depending on apartment size and location. Unlike real estate, the Entrance Fee is guaranteed to retain 90% of its value.

**Monthly Fee:** Covers virtually all living expenses including utilities, property maintenance, lifestyle amenities, daily meals, and future long-term care in one predictable fee. The Monthly Fee rises annually with the cost of services.

### Life Care Plans

Residents choose between two care plans at move-in:

- **The 90-Day Plan:** Provides up to 90 days of care in Kokua at the same Monthly Fee upon permanent relocation. After day 91, the daily rate applies. Long-term care insurance may supplement costs.
- **The Life Care Plan:** Provides unlimited care at Kokua at nearly the same Monthly Fee as the resident's apartment, regardless of level of care needed. The most comprehensive financial protection option. Long-term care insurance may supplement costs.

Couples may choose different plans. If one person relocates to Kokua, the other may remain in their apartment at the same Monthly Fee.
